This Email is a Twofer

You know, each week I enjoy sitting down and writing an email to you, but you’ll never guess the circumstances under which I pen these words to you this week. You see, it is now Monday, and tomorrow is the day I report at 6:15 am for my annual colonoscopy. So, I started my “prep” at 6:00 pm and I’ve been writing ever since, allowing for a short break here and there. First, I wrote about this marvelous lot we have listed near Cave Creek and the 101. It really is a terrific opportunity. Then I got started about Bear Flat, which is magnificent. It’s up the Beeline Highway to Payson, and then a little further on the 260. I like them both so much, I’m including them with your email.  It’s a two-for-one – a Twofer!

You know, we’ve sold over 7,000 homes now, but they are all so special, so exciting.

Oh, and there is some news – I’ve joined the Payson Association of Realtors, the Prescott Association of Realtors, and the Sedona Verde Valley Association of Realtors. Sandy, in my office, is a member of the White Mountains (Pinetop / Show Low) Association of Realtors. So, we have Northern Arizona covered. Incredible View Lot

Ok, I’m no builder and if I was going to build a spec house, I would get a builder’s advice. But I know it all begins with the right lot. Where is it? What size is it? Is it flat or on a hillside? And most importantly, how much could I get for the house when it’s done?

First, let’s talk about where it is. Is it close in, or far out? Now, I could spend several million in Paradise Valley, Sure thing, right? Of course there is getting the right designer, a Name hopefully. Then there are the finishes, can’t skimp there. And then competing to sell in a 128-day market that can just as easily turn into 200 or 300 days.

Or I could get a bargain lot, build a bargain house, and in the end, hope to make a buck.

But then, what if I could find that perfect project – a piece of property that gets you excited. It would be close in. Elevated above the street with city lights and Mountain views. And the building envelope would be huge, so I could place the house any way I wanted. And, it could be a modest three or four thousand square feet – easy-peasy in this market – or I could go bigger, five or six thousand square feet, because where it is, I could pretty much ask for what I want.

I urge you to drive over to 2310 E Behrend Drive. Get out of your car and walk up to the neighbor’s driveway to the left. Stand there and do a 360. This is it. This is that project that comes along rarely.

How much do you want to make? $500,000, $1,000,000, more? It’s up to you and that’s what dreams are made of.

Trophy Property

So, you’ve thought about a place in the mountains, a getaway, a place to go when Phoenix hits 120 degrees. Or maybe a place with a little snow, tall pines, and elk traversing the ridgetop. Heck, we’ve all thought about it.

But where to go? How far to go? Do you get something small or a place for family get-togethers? How is the traffic? How far is the store? Is the store worth going to? There’s so much to think about.

So, think about this. How about a special house. A house big enough for family get-togethers, yet cozy if it’s just the two of you. How about a landmark, a trophy home you could be proud to show off? A home with a sprawling deck that could serve a dinner party of fifty, or accommodate two people in a blanket, soaking in the silence.

And there has to be a creek that’s running year-round and stocked with trout. You would want a separate deck down by the creek for these candle-lit dinners.

You want a big garage, with attic storage, a workbench along the whole wall, a place to park the golf cart, and plenty of room for the largest vehicle.

You’ll want APS power and community water, but you’ll also want to be able to live off the grid, with solar panels and a propane generator, along with your own well pumping fresh water.

Inside, you want a big island kitchen, with granite countertops, and there has to be a dining room large enough for everybody when it’s cold outside.

You want a masterful primary suite with a huge closet and its own private deck and office.

You might delight in the hidden passage that leads to an extraordinary man cave, perfect for writing that book or drafting that next project.

The fireplace in the living room should be huge and then there is the game room, with billiards shuffleboard, and a real bar to belly up to. Of course, there are 6 bedrooms, and four and a half baths, and a laundry room with a skylight.

Oh, did I mention the double treehouse, with the rope bridge between?

So much to tell, I think I missed half of it. Oh, and across the road is the sweetest meadow occupied by the luckiest horses in Arizona. Great neighbors.
